Listing a home under short sale terms a Realtor is able to represent the homeowner. For the homeowner negotiating a short sale can be very difficult, frustrating and stressful, especially if payments are already in default.  Using the services of an experienced Realtor will be helpful, as they will work as a mediator for you.  A Realtor will help you with the detailed paperwork which must be submitted to the bank and will be able to handle most of the necessary phone calls, while at the same time keeping you informed of the negotiations.



Buyer

Buying a home listed as a short sale means that the buyer will receive all required property disclosures from the seller as required by law and these homes are more likely to be in better condition than a  foreclosed home.  Homes sold through the foreclosure process do not offer this advantage.
